An off-plan booking starts a sequence of commitments. The buyer needs to understand what each stage establishes, which documents record it and when money becomes due. A clear process makes the purchase easier to explain and manage.
What you will learn: Explain the off-plan journey and match its milestones to the relevant documents and checks.
What should happen before a reservation?
Confirm the developer, project, unit and advertised terms. Review the floor plan, stated area, payment schedule and proposed delivery arrangements. Compare the property with the buyer’s objective and available funding.
Check the official project information and obtain the correct payment instructions through a verified channel. If the unit is being offered by an intermediary, confirm their authority and the accuracy of the offer.
What are EOI and booking stages?
An expression of interest, or EOI, may be used to register interest or participate in an allocation process. Its meaning, payment treatment and refund conditions depend on the written terms.
A reservation or booking document generally records a selected unit and the conditions for proceeding. Ask whether the payment is refundable, what deadlines apply, and what happens if allocation, financing or contract signing does not proceed. Use the developer’s actual written process for the purchase.
What should you review in the SPA?
The sale and purchase agreement, or SPA, sets out the agreed purchase terms. Check the parties, unit description, price, payment milestones, completion provisions and responsibilities.
Read provisions dealing with variations, delays, default, cancellation and assignment. A convenient instalment schedule does not explain all of these matters. If a clause is unclear, resolve it before signing rather than relying on an informal description of the “standard” arrangement.
Where do Oqood and escrow fit?
DLD’s initial-sale registration service records relevant off-plan sales in the provisional register through the Oqood portal. Project registration and the project escrow arrangement are related checks, but they are not the same as registering an individual buyer’s sale.
Keep the registration confirmation, contract, payment requests and receipts together. Payments should follow verified contractual instructions; an unexpected change of beneficiary should be checked independently before money is sent.
Follow the stages and their evidence
| Stage | Purpose | Evidence to retain |
| Project and unit review | Establish what is offered and whether it fits | Project information, plans, specifications and funding assessment |
| EOI or reservation, where used | Record interest or an allocation arrangement | Written terms, payment treatment and allocation confirmation |
| SPA | Document the purchase obligations | Signed agreement, unit details and payment schedule |
| Initial sale registration | Record the relevant off-plan sale | Appropriate Oqood registration confirmation |
| Scheduled payments | Meet the agreement’s obligations | Verified requests, payment confirmations and receipts |
| Inspection and handover | Review delivery and complete the applicable steps | Inspection record, outstanding-work list and completion documents |
Use the actual agreement to connect these stages. Developers may organise booking and payment steps differently.
Build a buyer milestone sheet
Use verified published project terms or a purchase file available to you. List each next event, its due date or contractual trigger, the responsible party and the evidence that will confirm completion. Include a separate line for unresolved questions.
Learning checkpoint: Explain what a booking receipt establishes and what still needs to happen before the relevant sale is registered. A clear explanation avoids treating every document as proof of the same event.
Common questions
Does an EOI guarantee a particular unit?
Only the written allocation and reservation terms can establish what has been secured.
Key takeaway
Treat off-plan buying as a sequence of documented decisions. Verify the project, understand the agreement and track registration and payments through to handover.
